THE PROCESS

DISCOVERY & RESERVATION

Initial enquiry call (15–30 mins) to confirm goals & budget.
Lets meet on site so you get a good understanding of the possibilities.
Plot selection.
Due-diligence window: introduce solicitors to do the relevant checks.
Execute Plot Reservation with purchase and entering the land register.

CONCEPT DESIGN

Concept of architecture (floor plans, elevations, key views) to suit plot orientation
Alterations of concept if necessary

DETAILED DESIGN

Work begins on technical design pack. (Sections and details)
Specifications, with client input (structure, facade, glazing, finishes, bathrooms, kitchens, lighting)
Presentation of the above.
Provisional estimations.
Drawings & Spec agreed and frozen.

PLANNING

Submission of plans to local authority.
Responding and reacting to comments from all related parties (planners, roads, water, electricity)
Tracking of conditions and mitigation requirements; adjusting programme if required.

CONTRACT AND FINANCIALS

Signing of contract with main contractor
Agreeing and signing of project management contract with Pin & Pin through to practical completion (monthly site fee)
Client pays supplier bills directly after the Pin & Pin team check quality and quantities making the process as transparent as possible

CONSTRUCTION DELIVERY

Site Mobilisation
Ground works & Structure – watertight – first fix – second fix – finishing
Weekly site meetings (minutes issued), monthly report (programme updates, costs, risks)
Updates on change of schedule/ costs
Inspections on quality and quantity of work

COMPLIANCE

Building control sign off and statutory certificates.
Practical Completion: snag and defects list issued with client.
Soft landing move in: system induction, O&M manuals, warranty handover.
